Maintenance Program

Recognizing that garage doors are the largest and heaviest moving objects in most homes, and that door systems must be properly adjusted and maintained in order to function safely. We offers a  residential garage door Preventive Maintenance Program to provide for the safe and proper operation of your  home garage door.

Program Highlights

  • A fifteen (15)-point safety inspection on each door.
  • A twelve (12)-point safety inspection on each garage door opener.
  • Servicing of doors includes the tightening or replacement of defective bolts and nuts, lubrication of rollers, pulleys and cables, & adjustment of springs.
  • Key pad & transmitter batteries are checked and replaced FREE (up to 2 batteries)if needed.
  • A detailed PM inspection checklist is completed, noting any safety issues or needed repairs.
  • Checklist is reviewed with customer if available.
  • Any necessary repair and/or replacement options are discussed with the customer prior to service technician's departure.

Door Checklist

We inspect the following areas:

  • Cables for fraying and wear
  • Rollers for wear and/or missing
  • Center hinges for wear, bent or broken
  • Roller hinges for wear, bent or broken
  • Top panel top fixtures for adjustment
  • Bottom panel bottom fixture for wear
  • Check for loose or missing nuts and bolts
  • Integrity of panel condition
  • Bottom seal of bottom panel
  • Gaps around door when closed
  • Gaps at floor when door is closed
  • Cable drums for wear or broken
  • Track condition
  • Head plate bearings for wear
  • Spring line bracket bearings for wear

Operator Checklist

We inspect the following areas:

  • Spreader bracket assembly at header for wear
  • Track or rail for wear
  • Chain and/or cable for wear
  • Operator motor for wear
  • Limits for proper settings
